Great deal of the day ! – property sold – deal is “FIRM”
One of my client, first time buyer signed off weeks back 3 weeks back. I took extra effort to get all whatever assistance required. Some of the things that I did is :
I helped client to find properties of their interest on daily basis and I helped them to choose what is best for them and then view the property. I did have my strategy instead of unilaterally me making selection of the property without involving client.
Besides, my client did make use of tools for example quick search in my website: jerrymoras.com to find property from the main pages without going through many options and many other tabs. This website is a great tool for quick searches on properties of your of taste and specially for first time buyers.
Once we (client and me) finalized list of properties to be seen, I did organize our itinerary for our travel from one home to another home from proximity point of view. All we wanted as a first time buyer wanted to see 3 to 4 houses in one community and few more houses another community so that my client gets maximum out of their limited time which helped me to know clients requirements better.
Earlier, I did call each and every listing REALTOR to setup appointments for showings to get call before showing codes and rest of the information.
What is property showing meant me ?
It is not only analyze benefits that a house can offer against costs customer going incur but highlight features, give pricing history - original listed prices, prices reduced, any visible defects and comparative market analysis – similar properties sold and listed in the same community and much more.
I prefer to give my clients, customer folder which contains, feature sheets of each property that I show to my clients and request clients to rate them. End of each showing of property if client has marked 9 stars of 10 then I assume clients liked respective property in which case my dealing with that property is to get additional information for clients and not to push immediately to place an offer.
How first time buyers is unique to me ?
I feel each time when client decides to buy a property specially first time buyers, I buy my own property. I feel for clients for each and every $ that clients pays and specially first time buyers who always pursued to get their dream house.
The worst thing to me to have unsatisfied clients. I am always positive and I feel great when client enter or exist their dream house. Many of customers who are first time buyers complain about they are getting cheated, misinformed (wrong information given) and even disclosures that were supposed to made to clients not made to them. Hence, I would like to win their confidence before I deal with such customers.
Normally first time buyers would have many unique questions for which many of the REALTOR don’t have time to answer them. But I make sure they get their answers from me and through respective specialists or expertise who are always available to help. I have good connections with home inspectors, lawyers, mortgage specialists, home staging specialists and many others.
I prefer to refer 3 home inspectors. But some of the inspectors really economical. They would charge from $ 300. 00 to $ 375.00 per inspection. I’ve one of the personal home inspector (who did my home inspection) Gary Lafortune, Fortune Home Inspector, Tel : 403-921-9365. My clients preferred to deal with this inspector as was not only economical but service oriented. My clients are happy with his inspection as well as inspection report. However, its client choice to select anyone from my list which I provide.
Finance getting approved:
Here is a REALOTR who is positive and working with client to meet their needs so that right client could get property which they liked. As first time home buyer, client had many questions specially in areas financial aspects – finance getting approved. Immigrants come to Canada with work permit and PR status or any other status but I’ve mortgage specialist who could qualify or offer advise for their questions.

Best deal negotiated >– Win-Win situation for both buyer and seller.
To me, what is important is both seller and buyer to have win-win situation where is both buyer is happy make right offer including all terms and conditions which meets sellers requirements.
Unusual what happened this week-end – buyer negotiated deal in seller’s home . : I heard from seller REALTOR that kind of dealings normally does not happen in the real estate markets and this is something unusual that happen today.
Here is a situation : I submitted my offer to seller’s home, where seller’s REALTOR was physically present. Simultaneously, my buyer was waiting outside the seller’s home too negotiate the deal in their car. When I submitted my their offer it was not declined by the seller buy mentioned they have multiple offers (as earlier mentioned to us). However, seller requested to come up with better offer. Hence buyer submitted revised offer and still it was not satisfied for the sell. Again buyer took 3rd and 4th chance. Finally, buyer was lucky to their revised offer approved by the seller and we have a deal !!!
What is unique in this deal was buyer and seller negotiating the deal through their REALTORs and finally signing papers (purchase contract ) by the buyer and seller on the same table !!! Do you have difficulty to find right lawyer ?
I did interview couple lawyers and one of the lawyer whom I liked the best liked his professional attitude and business dealing is hard-work, reputation and comprises that needs to be made. He stated “ Do not compromise your service over money” and “you can’t buy reputation through money. By the way many of the clients wants sincere and hardworking people like you’”
Above statement touched me and I felt great people always simple and kind. Because this lawyer was journalist for Press Trust of India who interviewed great politicians and high ranking people of India and now become Jurist doctor by taking up studies in law at Calgary.
